You might be a first-time homebuyer, looking to downsize or upgrade, or simply relocating to Louisville...regardless of your situation, finding a home is a very exciting process! It can, however, be frustrating and stressful at times when it comes to figuring out how to finance your home, finding the right home, and understanding some of the paperwork and real estate lingo. Five Tips to Keep in Mind During the Homebuying Process

 

1.There is a certain number of homes you should look at each day. Looking at too many homes during one day will cause many of them to get mixed up in your head and you won't remember what you liked about which house. On the other hand if you only look at one or two you probably won't have a good enough idea of what you do and don't want out of your desired home. Ideally you should look at around 4-6 homes per day. Our agents will note what you do and don't like about each home and, when you find the perfect one for you, we will do a market analysis to make sure it's priced fairly in the market.

2. Look past cosmetics. If there are stains on the carpet, we can write in the contract that the seller will clean them prior to closing. Don't pass up on a great house that meets your criteria of size and layout over something that can be easily fixed.

3. Get emotional. Remember that you have to feel good in the home. Ask yourself if your personality fits with the home. If you are a traditional person who wants a two story home with a formal living room and dining room, don't be persuaded to buy a contemporary open floor plan ranch because it's the trend of it's in a popular neighborhood. You need to feel happy when you come home and open the door every day.

4. Be smart. While homes should be updated to go with the times, be careful about putting too much money into large projects that won't pay off when you sell. Ask us about which projects are worthwhile and how to save money doing them. We'll keep the condition of the home in mind when writing the contract.

5. Figure it out. We will help you do the math to make a smart offer on a home you like with thorough market research in the form of a market analysis.
